Chart Analysis — House Sale Decision

The Question

The class is in mid-2007. She wants to sell her house and move closer to her husband's workplace. Should she do it this year or next year? She would like to buy a new house almost at once, but is open to living in a rented apartment while she looks.

Rasi and Dwisaptati Sama Dasha

• Jupiter, the 7th lord, is in lagna. So Dwisaptati Sama dasha — the 72-year dasha — applies.
• She is at the end of Moon dasha. Moon–Rahu is running. Moon–Sun starts on July 5 and runs till the following August. Mars dasha comes after that.
• Moon and Rahu are both in the 12th house (Taurus). Moon is exalted but eclipsed by Rahu: good for spiritual matters, otherwise some anxiety and tension.
• Sun is the 3rd lord. From dasha lord Moon he is the 4th lord in the 6th, a dusthana. Some chance of a change of residence — but rasi only gives the basic guideline. Go to D4.

D4 — A4 and the Marakas from It

In D4 the lagna is Gemini. Moon is in the 9th (Aquarius) with Ketu. That could mean settling abroad, but the question is immediate.

• From Moon, Sun (Cancer) is the 7th lord in the 6th. From lagna he is the 3rd lord.
• A4 is the residence. A4 is in Capricorn.
• From A4, Sun is the 8th lord in the 7th house — a maraka. "8th lord in the 7th is always a strong maraka."
• Moon is also a maraka from A4: 7th lord in the 2nd.
• Dasha lord and antardasha lord are both marakas from A4 → a chance of a change of residence in Sun antardasha. Sun also aspects A4 (graha dṛṣṭi), so he can give a new residence too.
• Sun antardasha runs from July 5 to the next August, so it could just as well be next spring. It does not settle the question.

Vimshottari Dasha in D4

Saturn–Saturn is running. Saturn–Mercury comes next year. Which is more likely to change the residence?

• Mercury: lagna lord in the 12th house. The lagna lord shows a new beginning. But from A4 he is the 6th and 9th lord in the 5th — in a trine from A4. He shows flourishing wherever the person already is, not a change.
• Saturn: he is the A4 lord, and he is in the 8th from A4. Instability about the residence — changing, then settling in a new house.
• So the chance is better before February, while Saturn–Saturn lasts.

Narayana Dasha of D4

• Scorpio dasha: November 2005 to November 2008.
• In thirds: the first gives the results of Scorpio itself, the middle those of its lord, the last those of the planet aspecting it.
• The lord is Ketu, not Mars. The only aspect on Scorpio is Sun's (rāśi dṛṣṭi from Cancer).
• The middle third is running. The last third starts this November.
• Sun: a maraka from A4, and he aspects the 11th from A4, the badhaka sthana.
• Ketu: the badhaka lord from A4, sitting in a maraka sthana from A4 (the 2nd) and joining another maraka, Moon.
• Both thirds can give a change of residence. Ketu is the more malefic: a change with instability in it — selling, not finding a house at once, living in an apartment, moving again before settling — looks more like Ketu.

Tithi Pravesha 2006–07 — the Running Year

The year runs till this November. In rasi the lagna is Leo with Saturn and Ketu. What counts is the Chaturthamsa.

• Ruler of the year: Saturn. In D4 he is the lagna lord (Aquarius lagna), placed in the 7th.
• A4 is in the 8th house.

"A4 in the 8th or 12th is very conducive to a change of residence."

• The 4th house has Ketu, the planet of changes and sudden developments. Arudha lagna is there, and so is A8.
• A8 in the 4th, A4 in the 8th: the kind of exchange spoken of in an earlier class. An almost guaranteed change of residence.
• The D4 lagna holds from 5 minutes earlier to 25 minutes later, and the birth time has been rectified. PVNR takes it as accurate.

Tithi Ashtottari dasha of the year: when Sun antardasha of the natal dasha starts on July 5, Venus dasha will be running in the annual chart. Sun dasha comes after it, then Moon.

• Venus is the 4th lord in the 6th house: giving up a house.
• He is with Mercury, the 8th lord. The 4th house holds A8 and the 8th holds A4. The lords of those two houses are together in the 6th, the house of debts.
• Venus dasha has an extremely strong chance — Venus–Jupiter, Venus–Rahu and Venus–Venus in particular.
• Sun dasha: so-so.
• Moon dasha: he is the 6th lord, so not necessarily. A student points out that he is the dispositor of Venus and Mercury. PVNR agrees: Moon dasha has a chance.

Tithi Pravesha 2007–08 — Next Year

• Ruler of the year: Venus.
• D4 lagna (Leo) has Moon and Jupiter. They are the 12th and 8th lords, which again says change, but they are friendly planets and together make Gajakesari yoga. A9, the arudha of fortune, is in lagna too. She will be seen as lucky next year, and known on account of her residence.
• A4 is with A8, again in a dusthana (the 6th). But the lagna lord Sun sits in A4, and he is the one who wants to give auspicious results.
• The 4th house has Saturn and Ketu. Of the two 4th lords, Ketu is in the 4th itself and the stronger one, Mars, is in a trine, the 5th.
• Reading: she finds a good house — a good buy — next year.

Dashas of next year: Mars first, then Mercury, Saturn, Jupiter.

• Jupiter: the 8th lord in lagna, showing a change, sitting in A9, and lord of A3. He can give the new house.
• Moon is also a strong candidate. So is Sun, who sits in A4 and A8.
• PVNR's picks: February 14 – April 21 and August 16 – September 6 next year.

Prediction and Advice

• This year, July–August: she sells the house and moves into an apartment. After next October she finds a good deal on a new house. She may stay in the apartment till next spring and find the house then.
• Put the house up for sale now. Do the groundwork, price it properly. Some houses sit on the market for a long time, some are gone in two weeks.
• Choose a good muhurta to commit — the signing of the agreement with the real-estate agent is the important moment. Then there is a strong chance of selling within a couple of months.

Can she sell, not only move out? A student objects that so far only moving out has been seen. A sale needs gains from the house.

• Venus owns the 4th house (with Ketu and A8), is with the lord of the 8th house (with A4) — and he is also the A11 lord.
• A11 shows gains, and it is in the 9th house. An arudha pada in a trine from lagna flourishes. So there are gains this year in the matter of residence.
• A8 gives the change of residence. A11 gives the gain from selling. Both in Venus dasha.
• Venus dasha ends on August 5. So in July or early August she finds a buyer and makes a profit on the house.
• Ketu and A8 in the 4th house: moving into something smaller — the apartment.
• Advice: do not look for a house to buy now. Find an apartment and put the house on the market. Do not even wait for Sun antardasha on July 5. She says she plans to list it next month.

"Do not miss the window. This is a very good window."

• If the window is missed: Sun dasha of the annual chart is not conducive. Moon dasha is, so she would have to wait for it.

The Same Chart — Spiritual Progress in D20 (Vimshamsa)

The native then asks about her sadhana. Moon dasha (Dwisaptati Sama) has been very good for it and has one more year. How will Mars dasha be?

Moon — the Dasha That Is Ending

• Atmakaraka: Moon.
• Vimshamsa lagna is Libra. Moon is the 10th lord, exalted, in the 8th house. Moon in the 8th of D20 is excellent.
• In rasi he is in the 12th house.
• "It's a priceless dasha."

Mars in Rasi

• Mars is the 6th and 11th lord. Per se he is not conducive to spiritual life: fighting, going after material things.
• He is with Venus, the 12th lord (and 5th lord), but the two do not see eye to eye. Mars will not take over Venus's results of the 5th (mantra) and the 12th (moksha).
• Saving grace: Mars is the dispositor of Ketu and of the lagna lord. Lagna lord Mercury joins Ketu in Scorpio — an affinity to spirituality throughout life.
• In Navamsa, Moon is in Leo. The 12th from Moon has Venus → Ishtadevata is Venus. Mars is the Darakaraka. A student adds that he is the Navamsa lagna lord, the lord of the dharmic essence of the person.
• 12th from Ketu. PVNR's own view, not Parashara's teaching: as the 9th from Sun is father and the 4th from Moon is mother, take the 12th from Ketu, the karaka of moksha, for spirituality — and count it in reverse. The 12th from Ketu counted backwards is Sagittarius, where Venus and Mars are. With Ketu as the reference, his lord Mars is in the 12th.
• So in rasi nothing is of concern. The progress made in Moon dasha will not come to a sudden halt.

Mars in Vimshamsa

• Mars is the dispositor of the lagna lord Venus (in Aries).
• He is in the 2nd house in own sign, Scorpio, with Saturn.
• Mars and Saturn are not friends, but in a spiritual chart PVNR does not take them as enemies. Both are tamasic. Both want rigorous, strenuous sadhana. They exchange results.
• Saturn is the yogakaraka for Libra. Mars is in own sign and is the dispositor of the yogakaraka.
• Both aspect Moon (graha dṛṣṭi, from Scorpio to Taurus). Mars on Moon gives determination and forcefulness. Saturn gives dispassion and detachment. Together: fast progress towards detachment of the mind.
• Mars dasha is a very conducive dasha.

Narayana Dasha of Vimshamsa

• Aries dasha was good: it holds the lagna lord.
• Taurus dasha, running till November 2011, is the key dasha. Taurus is the 8th house. Its lord Venus is the 8th lord in the 7th — a maraka, but "death is not a bad thing as far as Vimshamsa is concerned".
• Which third gives what: the sign picks first. Taurus is pṛṣṭhodaya, so it takes the last third. The lord picks next. He is also in a pṛṣṭhodaya sign, Aries, so of the two thirds left he takes the later one, the middle. The first third went to the occupants and aspectors.
• Venus's results are running now. The results of Taurus itself — the crescendo — come after March 2008.
• The 8th house is tapas: severe sadhana, penance. A5 shows mantra sadhana.
• Gemini dasha, 2011–2017: the 9th house, lord Mercury in the 3rd with Jupiter, both sattvic, in fiery Sagittarius, with UL (giving to people), aspecting A9 and A10 and aspecting Gemini.
• Reading: till 2011 her sadhana is private, alone in her own room. After 2011 she is more in the open — organised religious activity, more initiative. The sadhana done till 2011 gives its result after 2011.

Upapada from Moon

"The silence of the mind or the relative silence of the mind is the goal of all sadhana."

• Vimshamsa is the chart of reaching the unknown, of sadhana to understand where one came from. Moon there is applying the mind in that process. The 12th from Moon is giving up the mind.
• As long as one wants something from the meditation — a vision, a siddhi — the mind is active and one is still on the path.

"So the 12th house of moksha, giving up, from mind is more important than from lagna."

• Always look at the upapada from Moon: the arudha of the 12th house from Moon. Here the 12th from Moon is Aries, and its arudha falls in Gemini.
• PVNR's observation from his daily Tithi Pravesha charts: a very pleasant meditation comes when the Tithi Ashtottari dasha involves the 8th or 12th from Moon, or their arudhas.
• The 8th from Moon here is Sagittarius, with Jupiter and Mercury. Its arudha falls in Virgo, again a Mercurial sign. Mercury connects all of these. Gemini dasha will be better still: Taurus is the time of the sadhana, Gemini the time of its results.
• Siddhis are seen from the 6th house. Here the 3rd and 9th are activated, not the 6th: silence of the mind and organised spirituality, not siddhis. PVNR's advice in general: do not think in those terms. If something miraculous happens, treat it as part of maya. Attachment to it binds for a long time.

Venus the Key Planet

• Lagna and Moon are both in Venus signs. Venus is in the 12th from Moon. In Navamsa too Venus is in the 12th from the Atmakaraka.
• Ishtadevata Venus: Mahalakshmi is the auspicious form.
• Venus is not dogmatic. He could take even the danavas as pupils. With Venus as the key planet, do not distinguish between forms of worship, or between someone praying to Krishna, Kali or Christ. PVNR tells of doing his Gayatri japa inside a cathedral.

Guru and Dṛg Dasha

• A student asks about the guru. Mercury is the Bhratrikaraka. He is with Jupiter, the natural guru, in Sagittarius in both Navamsa and Vimshamsa.
• In Vimshamsa he is the 9th lord, in the 9th sign of the natural zodiac, aspecting the 9th house. The blessings of the guru are there throughout life. They become more prominent in Gemini dasha, Gemini being aspected by Jupiter and Mercury.
• Dṛg dasha is not read. Her lagna is a dual sign. The software's Dṛg dasha follows Sanjay Rath's teaching, which PVNR now holds to be wrong. He has programmed his own variation for dual signs from his reading of Parashara, not yet released. He promises to look at it for the next class.
