D4 (Chaturthamsa) — The Real Estate Chart

• D4 = Chaturthamsa, also called Turyamsa. It is the chart for the home you live in and the properties you own.
• Happiness with a house is intangible. Buying plots, a price going up, a loan taken — these are tangible. Tangible results are read from the arudhas, "because arudha is what manifests."

Key Houses and Arudhas for Property in D4

• A6 in D4 shows a loan for property only. A loan for a child's schooling is seen elsewhere, not here.
• If A6 and the 6th house have no influence at all, the native may pay for the property outright from money made elsewhere.
• In any divisional chart the 5th lord's involvement shows an auspicious event in that chart's matter.

Event: From July 2005 to September 14, 2005 the native bought two plots and two houses.

Which Dasha?

• The teacher first checks the conditional nakshatra dashas: lagna is not vargottama, lagna lord is not in the 7th, 7th lord is not in lagna, 10th lord is not in the 10th, Sun is not in lagna. None applies. "He is a plain old Vimshottari dasha guy."
• A rasi dasha can always be used. A student asks for Narayana Dasha, so the class uses the Narayana Dasha of D4.
• Sagittarius dasha runs 2000–2009. Sagittarius antardasha runs April 18, 2005 to January 19, 2006. The purchase came in Sagittarius–Sagittarius.

Sagittarius in D4

• It is the 3rd house from Libra lagna — the house of investment in property.
• Saturn and Ketu occupy it. Two malefics in the 3rd are well placed.
• Saturn is the yogakaraka for Libra (4th and 5th lord), in a good house. His only weakness is retrogression. Saturn is normally unwelcome in the arudha lagna; as yogakaraka well placed from lagna he raises status when he gives his results.
• The lord Jupiter is the 3rd and 6th lord, a malefic for this lagna, in the 12th house — Vipareeta Raja Yoga. Sign and lord are both well placed.
• AL, UL, A11 and A6 are all in Sagittarius. Investment (UL), gain (A11), borrowing (A6) and status (AL) together.

"There is a very good chance for him to acquire property, basically invest money in property. If A6 is there, there will be big loans that he will be taking."

Three-Parts Rule

• Sagittarius is prishtodaya: the sign gives its own results in the last third.
• The lord Jupiter is in Virgo, a sirshodaya sign: he gives in the first third.
• The middle third goes to the occupants and aspectors of Sagittarius: every planet except Sun, Mars and Venus. Saturn and Ketu occupy it; Moon, Mercury and Rahu (Gemini) and Jupiter (Virgo) aspect it by rasi drishti.
• The middle third runs October 2003 to October 2006 — three years, six planets, half a year each.
• Order by longitude: Moon, Saturn, Mercury, then Rahu and Ketu, and Jupiter (at 2°) last.
• Rahu and Ketu are at the same degree. The stronger goes first. Rahu is with two planets (Moon and Mercury), Ketu with one (Saturn). Rahu is stronger.
• The 4th part, April 2005 to October 2005, is Rahu's. The purchases of July–September 2005 fall in it.

Why Rahu Gave Property

• Rahu is the 5th lord (Aquarius) in the 9th house. The 9th is his marana karaka sthana, but as 5th lord he is a benefic for this chart.
• The 5th lord carries the purva punya. He aspects the 3rd house, the house of expenditure on a house, so the past punya is activated there.
• From the arudha lagna he is in the 7th. From AL, the 7th and 12th are a Raja Yoga for Saturn and Rahu (Parasara). The 6th from AL is good in general, but not a Raja Yoga.

Vimshottari Cross-Check

• Jupiter mahadasha, Rahu antardasha was running.
• Jupiter stands for Sagittarius, and Rahu is the same Rahu. "The same Sagittarius–Rahu combination occurred in Vimshottari also."
• Jupiter gives Vipareeta Raja Yoga as the 3rd lord, of investing in a house, in the 12th.
• Jupiter is the karaka of the 5th house and Rahu its lord: one the project manager, the other the group manager for purva punya in the matter of property. When their dasha and antardasha come together, that purva punya is triggered.
• Jupiter and Rahu are enemies, yet for this project they have to work together. Where the 5th lord and the karaka of the 5th are friends, the result comes easily.

Narayana Dasha of D4 — Starting Sign and the Saturn Exception

• The Narayana Dasha of a divisional chart Dn starts from the sign that holds, in Dn, the lord of the nth house of the rasi chart. For D4 it is the sign holding the 4th lord of the rasi chart (or the 7th from it, whichever is stronger).
• In Example Chart 2 the rasi lagna is Sagittarius. The 4th lord is Jupiter. Jupiter is in Capricorn in D4, so the dasha starts from Capricorn. Capricorn was stronger than its 7th.
• From Capricorn the dashas would normally run backwards. Saturn is in Capricorn, so the Saturn exception applied and the software ran them forward. That put 1991 in Gemini dasha, which showed the house only vaguely.

The Corner Case

• Saturn is in his own sign but retrograde.
• Jupiter is with him: debilitated with neecha bhanga, and retrograde — "as though he is exalted." Jupiter is very strong.
• The teacher asks whether the Saturn exception might then not apply. He turns it off. The dashas run backwards and 1991 falls in Leo dasha, which fits much better (Part 4).

"When Jupiter says, no, you don't have to go forward, in this case you go backwards, Saturn says, okay, sir, I will listen to you."

• He offers this as a corner case the theory does not cover, not as a rule. In his experience, when he doubts whether an exception should apply and tries without it, things sometimes make much more sense.
